Full Service Property Management

Our full management solution is ideal for absent homeowners who need a trusted company to manage every aspect of their vacation rental property. This is our most popular solution, and what we have built our brand on.

The maintenance and marketing of luxury property, together with taking care of guests with high expectations, is a full-time job. Holidaymakers have countless accommodation options in today’s connected marketplace. According to Google, travellers view 20+ websites before they make a decision to book! This makes marketing a holiday home, and maximising occupancy, a challenge that gets harder every year.

Onboarding

Our onboarding team will assess your property and work with you to ensure that it is guest ready. They will ensure that the property has the right amenities, and everything is set up for guests to have the best possible experience of Cape Town in your property.

We will arrange for the property to be staged, photographed, and listed on all of our distribution channels, and introduced to all of our trade partners.

We will put together a pricing strategy, and will sign off the prices with you before going live with your property to the market.

Operations

A property manager, two hosts and a housekeeper will be allocated to your property. This team is directly responsible for all operational aspects of your property, and will be your primary point of contact going forward.

An inspection schedule will be implemented, and all routine maintenance will be loaded into our systems to ensure that the property stays well maintained. 

Keep your property in tip-top shape all year round by taking care of maintenance and conducting pre-arrival and post-departure inspections.

Take care of guest relations, including all check-ins, check-outs, guest concierge work.

Our Fee

We charge 20% commission incl VAT (17.39% ex VAT) on each successful rental. This covers everything and allows the homeowner to sit back and relax, knowing that your property is working for you. This fee is charged on the net rate (after any 3rd party distribution fees)

There is a flat property management fee charged per month, which covers host call-outs, full administrative and financial support, performance reporting on revenue, quality control, credit card merchant fees, supervision of housekeepers and hospitality items.
